Clogged Drain Questions
A cleanout is a capped pipe access point that lets a plumber enter the drain line directly without going through a fixture. Most Fort Collins homes have one outside near the foundation or inside near the main drain. Older homes sometimes do not. We locate it when we arrive, and if one does not exist we access the line through the nearest fixture.
Black slime is a combination of soap scum, hair, bacteria, and organic debris that builds up on the pipe wall and inside the stopper. It is not dangerous to touch briefly but it carries bacteria and produces the sewage-like odor that comes from bathroom drains. Clearing the drain and cleaning the stopper removes it.
Fort Collins freeze-thaw cycles affect the soil around buried pipes, shifting joints and creating low spots where debris collects. Indoor grease clogs also get worse in winter because cold pipes make grease harden faster. Older homes with cast iron or clay lines collect buildup more rapidly when the pipe material contracts in cold weather.
Yes. Every drain connects to a vent stack that exits through the roof. If the vent is blocked by debris, a bird nest, or ice in winter, air cannot enter the system as water drains, creating a vacuum that slows every drain in the house and causes gurgling. A blocked vent produces the same symptoms as a partial clog but snaking the drain will not fix it.
In Fort Collins homes, the main cleanout is typically a white or black plastic cap at ground level near the foundation, often on the side of the house closest to the street. Older homes may have a cleanout inside, usually in the basement or crawl space near where the main drain exits the house. If you cannot find it, we locate it when we arrive.
Yes. The floor drain is the lowest point in the house so it is the first place a backed-up main line shows itself. If your basement floor drain is bubbling or filling with water, the main line is blocked — not the floor drain itself. Stop all water use and call for same-day service.
Enzyme treatments introduce bacteria that break down organic buildup slowly over time. They are not a substitute for mechanical clearing but they can help slow re-clogging between visits on lines that have already been cleared. On older Fort Collins cast iron or clay lines with heavy scale, enzymes have limited reach. Use them as maintenance, not as a fix for an existing clog.
Sewer Line Questions
The sewer lateral is the pipe that runs from your home to the point where it connects to the city's main sewer line under the street. You own and maintain the lateral, including the section under your sidewalk and yard. The City of Fort Collins Water Reclamation District owns the main. If the break is in the main, the city fixes it. If it is anywhere in your lateral, it is your repair.
The pipe material depends on when your home was built. Fort Collins homes built before 1960 typically have clay sewer laterals. Homes built between 1960 and 1985 may have cast iron or early plastic. Homes built after 1985 generally have PVC. A camera inspection confirms which material is in the ground and what condition it is in.
A sewer scope is a camera inspection of the sewer lateral ordered during the home-buying process. For any Fort Collins home built before 1985, a sewer scope before closing is worth the cost. Clay and cast iron lines that look intact from the surface can have significant cracking, root intrusion, or pipe belly that only a camera reveals.
A sewage smell in the yard without an indoor backup usually means the sewer lateral is leaking underground. A cracked or separated joint lets sewage seep into the soil before it ever reaches a backup point inside the house. The smell is strongest directly above the break. A camera inspection locates it. Left unrepaired, the leak worsens and eventually causes a full backup.
For a limited amount. Keep use minimal — limit showers, avoid the dishwasher and washing machine, and use the toilet only when necessary. Every gallon you put into the system adds pressure to the damaged section. If sewage has already backed up into the house, stop all water use immediately and call for same-day service.
Pipe relining installs a new pipe surface inside the existing line without removing the old pipe. Relining seals cracks and root entry points and can add 50 or more years to a line that still holds its shape and grade. Replacement removes the old pipe entirely and installs new material. A camera inspection determines which the line needs.
Kitchen Drain Questions
A rotten egg smell is usually hydrogen sulfide gas produced by bacteria feeding on grease and food buildup inside the pipe. Cleaning the drain basket and pouring boiling water does not reach the buildup deeper in the line. The smell returns because the source is still there. See our kitchen drain cleaning service for how we clear it properly.
A small amount of diluted bleach can suppress odor briefly, but it does not remove the grease and food buildup causing it. On older Fort Collins cast iron pipes, bleach speeds up interior corrosion. If the smell is from a buildup problem, the fix is clearing the line — not treating the symptom.
Yes. Running ice cubes through the disposal is a safe method for cleaning the grinding chamber and knocking loose debris off the impellers. It does not sharpen the blades since disposals grind rather than cut, but it cleans the chamber and helps clear light organic buildup. Follow with cold water and a half lemon to reduce odor.
Water under the kitchen sink cabinet usually comes from a leaking P-trap connection, a loose drain basket gasket, or a cracked supply line — not a drain clog. The most common cause is a P-trap that has worked loose from vibration. Tighten the slip-nut connection first. If it keeps leaking, the gasket or the trap itself needs replacement.
Yes. A slow drain on a new sink install is often a venting or slope problem. The drain line needs a consistent downward slope of at least one quarter inch per foot to drain by gravity. If the trap arm runs level or uphill even slightly, water sits and the drain is slow from day one. A tech can assess the install and identify whether it is the plumbing or an early blockage.
Bathroom Drain Questions
Yes. If the main vent stack is blocked, every drain connected to it slows and gurgles simultaneously because air cannot enter the system as water drains. In Fort Collins, winter ice can block roof vents. If every bathroom drain slowed at the same time with no obvious clog, a blocked vent is worth checking before snaking every drain individually.
A rocking toilet usually means the wax ring seal between the toilet base and the floor flange has failed. It is not a drain clog, but it is drain-related. A failed wax ring lets sewer gas into the room and allows waste water to leak under the floor at the base. It needs repair before it causes subfloor damage.
Drain odor is worse in the morning because the house has been closed overnight and the P-trap water level drops slightly, reducing the gas seal. Running water through each fixture in the morning resets the traps. If the smell persists through the day, the trap is dry from low use or there is buildup in the drain that needs clearing.
No. A running toilet is a supply and flush valve problem, not a drain issue. The flapper or fill valve is allowing water to pass continuously. However, a toilet that runs and has a gurgling drain can have both problems independently. We clear drain issues and identify whether a toilet repair is also needed so you do not pay for a service call twice.
Yes. A camera inspection through the drain opening shows the condition of the pipe directly below the shower pan. Signs of a cracked shower drain pipe include a persistent musty smell under the floor, water stains on the ceiling below the bathroom, or a soft or spongy section of floor near the drain.
Emergency Drain and Sewer Questions
Yes. A bubbling basement floor drain means the main sewer line is under back-pressure from a developing blockage. Stop all water use immediately. Do not run the washer, dishwasher, or any fixture. Call for same-day service. If the floor drain is filling, the main line backup is close behind.
A sewage ejector pump is a submersible pump used in homes where a basement bathroom or laundry sits below the sewer lateral grade. It pumps waste up to the level of the main line. When it fails, waste backs up into the pit and eventually overflows. Signs of failure include a gurgling pump, a humming motor that does not drain the pit, or a sewage smell near the pit cover. A failed ejector pump is an emergency.
For a minor backup in one fixture with no sewage reaching living areas, staying in the house is generally fine as long as you stop all water use. For a backup where sewage is on floors or strong sewer gas is present, limit time in the affected area and keep children and vulnerable people out. If the smell is intense or you feel unwell, leave the affected area and call from outside.
Yes, and it happens more often than people expect. A root mass that has been growing inside a cracked lateral for months can shift, close off remaining flow, and cause a full backup overnight without any prior warning. Fort Collins homes with mature cottonwoods or elms and older clay or cast iron laterals are the most at risk.
About Fort Collins Drain Specialists
Yes. Fort Collins Drain Specialists operates as a licensed and insured drain and sewer company in Colorado. We carry general liability insurance and comply with City of Fort Collins and Larimer County requirements for sewer lateral work. Permit and inspection costs for structural sewer repairs are included in our quotes rather than added after the fact.
We offer upfront pricing after a diagnosis, not before. Any company that quotes a drain clearing or sewer repair over the phone without seeing the line is guessing. We arrive, assess the problem, and give you a price before any work starts. There is no charge for the assessment on standard drain calls.
Yes, if the owner confirms authorization in advance. We can work with a tenant on-site as the owner's representative. For rental properties, we keep a record of the work done and send documentation to the owner or property manager. We also offer recurring maintenance scheduling for landlords managing multiple properties in Fort Collins and the CSU corridor.
We accept cash, check, and major credit cards. Payment is due at the time of service for standard drain calls. For larger sewer repair and replacement jobs, we discuss payment timing as part of the job scope conversation before work starts. We do not require payment before diagnosis or before you have approved the work.
Yes. We stand behind drain clearings and sewer repairs. If the same problem returns quickly after a clearing we performed, we come back and reassess. For sewer line repairs and pipe lining, the specific warranty terms are discussed as part of the job close-out. For camera-confirmed repairs, you receive the post-repair footage as documentation.
For most non-emergency drain calls in Fort Collins, same-day or next-day scheduling is available depending on the current schedule. Calling before noon gives the best chance of same-day service. Emergency and urgent backups always take priority over scheduled work.
